Queen Creek Sellers Are Giving Up aLittle Ground at the Closing Table

Something small shifted in Queen Creek this summer, and it shows up at the exact moment a deal gets signed.

In the twelve weeks ending August 30, 2026, Queen Creek's median sale-to-list ratio was about 98.5%, the share of list price the typical seller actually collected at closing. A year earlier, over the same twelve-week stretch, that ratio was about 99.2%.

Less than a full point, on paper. At the negotiating table, it is the difference between a seller holding the line to the dollar and a seller trimming a bit off to get the deal signed.

It would be easy to read that as the first sign of a broader retreat. The rest of the numbers do not back that up, at least not yet.

The median sold price in Queen Creek held at $675,000 for the period. Homes here have not gotten meaningfully cheaper. They have simply stopped commanding quite as much above whatever the seller asked for them.

About 10.8% of the homes that sold in Queen Creek closed above their asking price this period. That is not a market where buyers are dictating terms across the board. It is a market where the seller's edge narrowed rather than disappeared.

Typical time on market tells a similar story of patience without panic. Homes in Queen Creek took a median of 95.5 days to sell. That is a long runway, and it gives a buyer room to negotiate that last percentage point down from list rather than racing to beat a competing offer.

The volume side of the ledger moved harder than the price side. Queen Creek recorded 290 home sales in this twelve-week period, down from 365 in the same window a year earlier. Fewer transactions closed, even as the ones that did close continued to trade near full price, with about 3.7 months of supply on the market at the current pace.

Put those together and one read holds up: sellers in Queen Creek are still getting most of what they ask. They are just not getting all of it quite as often as they were last summer, and fewer of them are closing deals at all.

For anyone listing here now, the practical takeaway is plain. Price to where the recent comparable sales actually landed, not to where last year's 99.2% sale-to-list ratio would suggest you can start. A buyer today has a little more room to ask for a small concession, and more time on the clock to make that ask, than they did a year ago.

For a buyer, this is the first real crack in a market that has favored the seller for a long stretch. It is a narrow crack. Asking for a percentage point off list is realistic in more of these deals now. Asking for five is not what this data supports.

What is worth watching from here is whether that 98.5% sale-to-list ratio keeps easing next period or holds where it landed. A single twelve-week window moving under a percentage point is worth noting on its own. Whether it turns into a pattern is the next question, and it is one this data cannot yet answer.
